The 24,300 sq ft letting represents the largest letting in West Edinburgh for the last three years. The property will be leased over the next 25 years confirming Pentad’s role as a hub for the development of South Gyle.

Lothian Valuation Joint Board joins Office Depot, the multinational office supplies company which has already moved in. The 120 staff will benefit from retail lettings including a hairdresser, a Chinese restaurant, a sandwich shop and a newsagents. Pentad also offers individually landscaped gardens with water features providing an environment where office workers can relax.

“Pentad has been planned on the understanding that employees need a range of retail and leisure services close by,” said Ian Wall, Chief Executive of the EDI Group. “We are committed to transforming the business environment in South Gyle and look forward to providing quality accommodation for more businesses as we complete the rest of Pentad over the coming years.”

Once complete Pentad will provide 17,187 sp m (185,000 sq ft) of Grade A open plan office accommodation over five buildings fanning out from the central courtyard, each with it’s own gardens. The distinctive cedar clad building was designed by Page and Park was praised in Architects Journal as a ‘rare example of innovation in business park design, in both layout and working environment. ‘ Phase one cost £7 million to complete.

Ryden and Lambert Smith Hampton acted on behalf of EDI and Lothian Joint Valuation Board represented themselves.

Leisure and Retail are Key to Pentad’s Success

Guilbert (UK), the multinational office supplies company, now occupy the entire first floor, extending to 5,020 sq ft of office accommodation. Best known for its ‘Nice Day’ stationary line, Guilbert (UK) have signed up to a five-year lease.
This follows successful lettings of the ground floor retail accommodation to a hairdresser, a Chinese restaurant and sandwich shop. One shop remains vacant and Pentad’s developers EDI, are now seeking interest from a newsagents to complete the mix of retail services on offer to its tenants and businesses in the local area.

“Having a range of retail and leisure services on your doorstep is increasingly becoming a key factor in attracting business to new areas”, said Ian Wall, Chief Executive of the EDI Group. “Pentad is a unique business park development that recognises just how important these facilities are to the office and business occupier.”

Described by The Architects Journal as a ‘rare example of innovation in business park design in both layout and working environment” Pentad 1 is the first of an eventual five-phase development. The first building is a distinctive cedar panelled 3 storey office block boasting individually landscaped gardens, a central courtyard and water feature. Available for immediate occupation, it provides grade A offices extending to 2,258sq m (24,300 sq ft). Once complete, Pentad will provide 17,187 sqm (185,000 sq ft) of Grade A open plan office accommodation over five buildings fanning out from the central courtyard, each with its own gardens. Cushman & Wakefield Healey & Baker and Ryden acted on behalf of EDI and Beaumont Property acted on behalf of Guilbert.
