Project due to start on site this summer for Queensberry Properties. It is located down at Granton Square on a really tight site with numerous constraints, and is surrounded by mostly industrial land.

The proposal is a high-density urban courtyard development with a mix of townhouses and flats. It is anticipated that this development will be a catalyst for further regeneration in the area.

This development at Shortbread House occupies a pivotal site at the edge of the Granton Masterplan, turning the corner from Granton Square onto West Granton Road. Containing a mix of private townhouses and housing association apartments, the scheme has been carefully designed by Susan Stephen Architects to establish a precedent for adjacent proposals to the immediate west and elsewhere on West Granton Road. The development is anticipated to act as a catalyst for change in the surrounding area.

The development will bring some order to West Granton Road’s fragmentation and haphazard buildings lines, and to present it with a more active and robust frontage to improve the environment for pedestrian’s.

The development has been designed around the principal of a hard landscaped courtyard, where the entire space between buildings is treated as a shared surface. Pedestrian movement is encouraged through the site, which links Granton Square, West Granton Road and West Harbour Road.

The modernist design which rises from three to six storeys creates a strong sense of enclosure to the central courtyard. The houses have been provided with integral garages and parking for the apartments is located beneath one half of the block. Roof terraces have been provided to each of townhouses to take maximum advantage of the views towards the Forth.

Work on the £5m development is due to start on site this summer
