Construction of the two office buildings is well underway and completion is due in August. This coincides with the neighbouring conversion of the former whisky bond, which will provide 104 high quality residential apartments.

Sugar Bond House was constructed in the late 19th century as a sugar refinery and following a sympathetic restoration the building will provide nine storeys of good quality, open plan offices behind the original brick facade. Anderson House will comprise a new, high quality office building planned over six floors. Externally the building comprises a mixture of brick, natural wood and aluminium curtain walling to provide a striking design. On completion Sugar Bond will total 21,756 sq ft (2,022 sq m) in suites from 1,744 sq ft (165 sq m), while Anderson House will total 24,126 sq ft (2,241 sq m) in suites from 3,450 sq ft (321 sq m).

Together with secure parking for 99 cars, the completed office development will comprise roof top penthouse office suites for each building, a variety of floor plate sizes, quality specifications including IT integration, full air conditioning (within Anderson House) and impressive receptions. Both buildings will offer a unique working environment within an attractive landscaped courtyard setting with ground level restaurant/bar and retail units and the possibility of a neighbouring crèche facility. This is in addition to the high quality apartments, which will complete this unique residential and commercial quarter.

Ben Reed, National Director with the sole letting agents, Jones Lang LaSalle, says: “Leith continues to be a vibrant area with immense appeal. The regeneration of the Waterfront and Bonnington areas has enhanced the attractiveness of Leith as a popular place to both live and work with continuing plans for substantial mixed use developments ensuring its long term success. With neighbouring apartments, retail, restaurant and bar facilities on site, Sugar Bond and Anderson House will have added draw.

“We envisage Sugar Bond House proving attractive to the design, technology and media sectors, whilst Anderson House will provide a highly designed Grade A office building to compete with new developments in the city centre.
“Rental rates in Leith for good quality open plan offices are available at a significant discount compared to city centre rents. This ensures that for the past few years Leith has become a favoured destination for businesses looking for an attractive work place at competitive rental levels”.
