Edinburgh 1-2 St Andrew Square comprises a four-story office building, above a Mexican restaurant in the heart of Edinburgh. Each floor plate was designed to CAT A, with BCO Zoning, efficient LED Baton lighting, and Ducted Fan Coil Units. Coordination was essential in this project with the services exposed to the viewers.

A detailed RIBA Stage 5 Co-ordinated Working package was coordinated prior to the site, and the images speak for themselves in terms of aesthetics and grace. JPA M&E Consultants Edinburgh Director was a part of an Arthur McKay-led design and install team in the CAT A commercial office fit-out. The project employed VRF fan coil units systems as a form of renewable energy, air source. The fan coil units heat and cool each zone, with fresh air delivered to the rear of each unit from a central air handling system located on the roof. A booster set was installed to boost the pressure from the lower Edinburgh pressure, to each outlet.

Hot water was delivered locally through the point of use heaters located in the toilet areas and tea prep areas. The CAT A Design and Build (Sharkeys) project was completed and handed over in 2017, with the CAT B fit-out finished by MPACT Group in early 2021.

The project was challenging for all parties involved, to the existing nature of the build and the low ceiling heights as the fourth floor is approached. 1-2 St Andrew Square has been a listed development since 1970, with various elements listed by Historic Environment Scotland. Included in the listings, is the turret which is located on the fourth floor, with the size previously designed by Alfred Waterhouse and Son.
