Commercial Quay Leith

Commercial Quay lies at the heart of the popular Shore area of Leith – a vibrant Edinburgh neighbourhood only 3-miles North of Edinburgh city centre.

The Shore has an excellent array of amenities available to further compliment the offering at the quay itself. This includes numerous well-established restaurants, cafes and bars as well as a Malmaison Hotel, all within a 5-minute walk from the quay.

Ocean Terminal retail and leisure complex is also less than 5-minutes walking distance. This offers a range of national retailers including Marks & Spencer, Boots, HMV and Debenhams. There are also a variety of bars and restaurants, a VUE Cinema complex and PURE Gym adding to the already extensive leisure offering in the area. The Royal Yacht Britannia, one of Scotland’s key tourist attractions, is also permanently moored at Ocean Terminal.

Transport links in the area are good and Commercial Quay benefits from a high frequency bus service running from Leith into the City Centre, with bus stops positioned immediately outside the quay.

Commercial Quay is a well‑known mixed‑use commercial and leisure waterfront area on Commercial Street in Leith, in the north of Edinburgh, Scotland. It forms part of the vibrant Leith Shore / waterfront district, close to attractions like Ocean Terminal, The Shore, and the Water of Leith walkway.

This is a historic quay‑side warehouse area that has been redeveloped into a dynamic space combining:

– Office and workspace – The old bonded whisky warehouses have been transformed into modern Category A listed office spaces and hybrid working hubs, with flexible layouts, open‑plan suites, co‑working areas, meeting rooms, and amenities designed for creative, tech, and professional businesses.

– Cafés & dining – On the waterfront ground floor you’ll find cafés (like Two Hands Café), artisan spots, bars (Lost in Leith), and restaurants.

– Fine dining – The acclaimed The Kitchin, a Michelin‑starred restaurant by chef Tom Kitchin, is located here and is considered one of the best restaurants in the UK.

– Events & leisure – The site includes stylish spaces for private events and seasonal offerings like Seasons Quayside for private dining experiences.
